- Landlording 101.
This all-day workshop covers the basics of the rental business,
from screening applicants through termination and final
accounting. This is a great seminar for new managers and owners.
The forms provided by Oregon Rental Housing Association are used
as a tool for discussing the various aspects of the rental
relationship. Whether you use those forms or others, you will
learn a lot about the landlord tenant relationship.
These
PRO workshops are all long and generally should be done during the
day, or in a long evening.
- Fair Housing.
This basic 4 1/2 hour workshop
should be offered every two or three years, because everyone
needs to hear this stuff more than once. At least I make it interesting,
with actual Oregon cases.
- Section 8 & Other rental assistance programs
and using for-cause notices.
I like to co-teach this 4 hour
seminar with someone from your local housing authority, since
each housing authority does things slightly different. Aren’t landlords
afraid of for-cause notices? They won’t
be, after this workshop. They’ll learn how to use them effectively; often
they’re better than a simple no-cause notice.
- Evictions.
In this
4 1/2 hour workshop, I teach not only all the technical notice
stuff (delivery, wording, counting time) and how to work
through the court papers and process (I use handy flow charts),
but ways to avoid all that. Evictions are expensive and no one
wins; so we’ll
look for ways to give recalcitrant tenant incentive to move.
- Landlord Tenant Law Update.
This 5 to 6 hour workshop covers the basics of landlord tenant law,
with an emphasis on what has changed recently (the legislature
tinkers every two years with the law).
These
shorter workshops are suited to an evening:
- Tenant screening.
With screening criteria in the law, learn how to
develop screening guidelines that work for you; then how to pick
tenants who fit them in this 2 or 3 hour workshop. Learn how to check
out references. Keep the bad guys out of your property. Some
play-acting makes the workshop entertaining, as well.
- Terminations.
This 2-hour workshop takes the parts out of the “Section
8, etc.” and “Evictions” Pro workshops that deal with
how to use notices when things aren’t going well; from warning
notices through termination notices. 72’s, for cause, no cause,
and the rest. When folks go away from this one, they
know how to do it, and how to do it right.
- Abandoned Property.
Using the “Abandoned Property” book
with its flow charts as a text, this 2-hour workshop
covers everything about the process there is. Real-life examples make the time
entertaining as well as educational.
- Forms.
This workshop uses the ORHA forms
and the Forms Manual, focusing on the most essential forms,
how to use them correctly. This 2 to 3 hour workshop serves as
a primer for people new to the business, but has a bunch of ideas
and suggestions for the veterans, as well.
