We provide consulting services to a select group of property managers. We are not now accepting new clients as, due to time constraints, we cannot give them the attention necessary.

Our clients run the gamut: the owner of one duplex; a housing authority; an alcohol-and-drug-free housing provider; a manufactured housing park; a special-needs housing provider; a tax-credit property; and more.

Workshops

If you are a landlord trade group, we have workshops your members will value. We have put on workshops for dozens of trade groups around Oregon for about a decade. We’re constantly designing new workshops as the industry evolves. If you have an idea, let us know. Check our some of our popular workshops. Some of these are PRO workshops that qualify for credit toward PRO certification by Oregon Rental Housing Association.

If you are a management company or an affordable housing provider, we tailor workshops for individual companies’ needs. We have provided one-on-one training for people new to the business who have to ramp up quickly; we’ve put on in-house workshops for experienced managers in the more arcane aspects of property management. We’re also adept at providing training focused on the particular needs of your company.

Document review

We don’t provide forms as such. Landlord trade groups do a fine job of that. But they don’t have a form for everything, and their forms don’t always fit your situation. It’s likely we’ve already faced that situation and have a form to solve it. And some-times their form just doesn’t fit. If you’re a client of ours, we can help you fill in those cracks. Or even help you devise your own forms. If you already have your own, we can review them to be sure they comply with current state and federal law.

Workouts, evictions

If you’re a client of ours and need help negotiating with a problem ten-ant, want assistance with an eviction, need help reviewing your documentation before you file an FED, call us. We are not a property management com-pany, as such (though for many years we held a State of Oregon real estate license). Our specialty is helping you with specific problems.

Others provide simple eviction services, but for clients we can serve termination notices, file the FED in court (in Lane County), have the summons and complaint served on your tenant, and appear at the first hearing. Only the landlord (or an attorney) can appear at a trial if the tenant requests a trial. We can help you prepare for that and we can recommend attorneys expert in landlord-tenant law to help you, if you need.
